budiHOME are solid prefabricated energy-efficient houses developed by Budizol - a Polish family-run company that has been operating for more than 30 years and executes projects in Poland and abroad. For many years the company has gained experience in the commercial and residential markets as a general contractor, developer and investor. Acquiring an in-depth knowledge about the problems faced by each industry in every construction phase, we have probably found the only right answer to them - prefabrication.


 In 2015 we opened one of the most modern prefabrication plants in Europe, treating the products manufactured there as a platform for comprehensive execution of investment projects. We have made one step more and developed our own Energy³ technology, that enables us to reduce the carbon footprint of each building, and by implementing environment-friendly solutions, we reduce the maintenance costs of the house by up to 50%.

 The experience gained while working on various projects in Poland and abroad enabled us to look anew at the small, but complicated structure of a dwelling house. We redefined it, and thanks to the application of our proprietary technology and the concept of Energy³, we were able to develop budiHOME - a line of energy-efficient, solid prefabricated houses, created by Budizol. At the moment the line comprises 5 models: H1, H2, V1, V2 and V3. budiHOME houses are not only full of ecological solutions developed with care for the environment, but are also extremely comfortable. They provide optimal living conditions, thanks to a very favourable microclimate, which makes the occupants after a night spent at home relaxed and ready to face the challenges on the next day. Most importantly, budiHOME offers top-class comfort without adverse environmental impact. A turning point for us were two flagship investment projects - Rosevia Resort & SPA Hotel and Sprzeczna 4 residential building, which made us think about creating a new design for environmentally friendly family residential buildings; we took up again this small but extremely complicated structure, which is HOUSE.

The first project - Rosevia Resort & SPA - is a complex of 30 cosy buildings with Budizol hybrid prefabrication structure. The whole resort: apartment buildings, restaurant, outdoor swimming pools, SPA represent a zero energy facility. As a hotel facility, it has been appreciated by our guests for many seasons now - one of the highest rated factors is the architecture of the resort and comfortable apartments.

We have found that uncompromising care for ecology, the use of natural construction materials of each building, minimizing the carbon footprint, using only natural energy sources - can go hand in hand with comfort and provide five-star comfort.

It should be noted that SAS Studio, an architectural design office experienced in prefabricated construction, responsible for the Rosevia Resort & SPA project, is also the author of budiHOME models.

Sprzeczna 4 project is in turn a manifesto of total, complex and uncompromising prefabrication. The multi-family building in Warsaw was developed as a project to demonstrate the capabilities of Budizol manufacturing plants. The innovative technology has been awarded with many distinctions, with the following worth mentioning: nomination for Mies Van der Rohe Award, Architectural Award of the POLITYKA weekly, Architectural Award of the President of Warsaw in the category of best residential building. The complexity of the technology and interesting shape have also been appreciated outside Poland, as evidenced by the nomination for Mies Van der Rohe Award and a vernissage in the SATELLIT gallery in Berlin. 

While working on the Sprzeczna 4 project we conducted a lot of research and experiments with the professors of the Warsaw University of Technology. The knowledge gained resulted in the development of an optimal technology for reinforced concrete prefabrication - especially HCR hollow core slab floors.

The term "solid prefabricated houses" refers to the structure of our budiHOME houses. They are made of precast reinforced concrete, expanded clay and wood, but expanded clay and reinforced concrete prefabricated elements prevail. External walls are solid and accumulative prefabricated three- and four-layer walls (load-bearing layer - concrete and expanded clay, insulation, façade) made of a combination of reinforced concrete and expanded clay. Internal walls are prefabricated expanded clay, reinforced concrete and wooden elements. The roofing systems of budiHOME houses are made of prefabricated wooden elements. Stairs are made of prefabricated reinforced concrete (in some house models are made of reinforced concrete and steel). The design also uses HCR, i.e. reinforced concrete hollow core slab floors.

The application of prefabricated reinforced concrete and expanded clay products has many advantages. Firstly, they improve the thermal insulation of the house. Concrete has a high level of thermal inertia, and consequently budiHOME houses maintain a more constant temperature. As a result, additional heating is less necessary and the heating season is shorter. The life of prefabricated houses with a predominance of reinforced concrete is several times longer than that of modular or wooden houses. They are more resistant to corrosion. The advantage of using HCR, i.e. reinforced concrete hollow core slab floors, is not only greater durability, but also better noise attenuation between storeys than in case of their wooden or steel counterparts. Reinforced concrete houses age with dignity, which means that they look good even after many years. They are also safer - they have higher fire resistance. In addition, thanks to the use of pre-fabricated expanded clay elements, it is also possible to use thinner walls, which allows for a larger usable floor area. Expanded clay is a burnt and aerated clay beads with a high load capacity, but even smaller impact on the environment than reinforced concrete. The use of prefabricated reinforced concrete elements also makes the budiHOME houses "breathe" better than those made entirely from wood or made of modules. This implies that on the one hand they accumulate heat when necessary, but on the other hand they protect the building from overheating in summer. We are the owner of the patent and upon request we can install Phase Change Materials (PCM) in walls and solid floors, which will further enhance the effect of "breathing" walls.

Therefore, it is not possible to make changes "on your own". Our houses have been optimized to 5 models that we have in our offer. It is not possible to change radically room layout or modify projects in a significant manner. However, it is possible to combine rooms or change their functions. This makes them extremely comfortable and functional. That is why, following into the footsteps of some car makers, we have only 5 models in our offer - they have been excelled to the perfection.

In cooperation with many experts, using a method of improving and matching projects, we have achieved the best house in terms of functionality, energy efficiency, ecology and living conditions. The optimization of heating systems and other systems allowed us to avoid energy losses and ensure an occupant-friendly microclimate.

Our budiHOME houses have undergone a multidimensional optimization:

- Total cost optimization - all processes from design to construction have a positive impact on total costs for the customer, 

- Project cost optimization - in case of each house, the cost of each project is cheaper, all design works from architectural design to system design represent marginal cost for the customer (approx. 2-3 thousand).

- Project optimization - each budiHOME house is very well and functionally designed and utilizes 100% of floor area. Houses were developed in cooperation with focus groups falling into different age categories to take into account the needs of potential customers.

- Structure optimization - the structure is saturated; an example of this are thinner walls, which allow to obtain from 3 to 5% more floor area.

- System optimization - all systems are located inside the walls, which gives more space for radiators, air conditioning or air purifiers.

- Energy efficiency optimization - house optimization in terms of ecology and cost. The architects worked with a group of engineers and production specialists on the project, thanks to which optimal systems (pump, photovoltaic and others) have been selected for each house.

The job of designing our budiHOME houses we commissioned to a trustworthy architectural office SAS Studio. They are also experienced in designing prefabricated buildings - they were responsible for the design of the luxurious Rosevia Resort & SPA.

The solid prefabricated budiHOME houses were designed by trustworthy and experienced architects from SAS Studio. We had already worked with them on the project of the luxurious Resovia Resort&SPA. The design process was lengthy and also required the cooperation of our expert engineers and production specialists. First the architects made preliminary sketches and developed a concept of houses that would satisfy the customer's needs. In this phase, the experts from SAS Studio tried to identify customer needs. The next phase was to develop the design and to refine it not only in terms of technical details, but also to make it as functional as possible. Then it was time to analyse and correct the first version of the design, which was later consulted with various specialists and evaluated by the focus group. The corrections were reiterated many times until we found that we had development houses with maximum functionality and comfort.

When you buy one of the budiHOME houses, you get the whole structure, external finishing i.e. facades, windows and doors in colours/materials of your choice in the Configurator, fully equipped boiler room package, wiring, plumbing, heating and cooling systems. The interior of the house is painted twice and the floors are poured.

Our houses may comply with two energy efficiency packages: WT 2021 and NF40. The former complies with the WT 2021 standard, the latter goes one step further and is even more energy-efficient - the building's annual specific heating energy requirement is equal to or lower than ≤ 40 kWh/(m2*/year). The two energy packages have different parameters and the technologies applied in them. Yes, wiring, heating, water supply and sewage systems are made by Budizol. Similarly to the delivery and installation of equipment included in the boiler room package.

budiHOME houses are equipped with an air-to-air heat pump included in the boiler room package. The heat pump provides energy for the house heating system and for domestic hot water heating all year round.

Yes, each budiHOME house model is equipped with a boiler room package with an air-to-air heat pump.

The heat pump receives low-temperature heat energy and brings it up to a high temperature level using mechanical energy. The most important elements of the pump's design include: the compressor, condenser (i.e. heat exchanger), expansion valve and evaporator (also heat exchanger). First the refrigerant in the external unit recovers heat from the ambient air and then compresses it. This increases the temperature. When the hot refrigerant starts to boil, the gas produced during boiling is directed to an electrically powered compressor. Then, as a result of the gas compression, gas pressure goes up and the temperature rises from 5°C to about 80°C. The gas is pumped from the compressor into a condenser, where it gives off thermal energy to the building's heating system, and then cools down and condenses. The heat energy generated by the refrigerant in the condenser is off taken by the water in the heating system, which is the heating medium. It circulates in a closed cycle and transfers the heat energy of the heated water to the domestic hot water tank and heating system of the house. In the case of air-to-air heat pumps with an integrated cooling function, which are installed in budiHOME houses, it is possible to reverse the process - then the refrigerant in the outdoor unit recovers heat from the system water, which is then ejected outside so that the heat pump performs the cooling function. Pumps used in budiHOME houses are characterized by a high average annual coefficient for the Polish climate of 4.8 kW. This means that, on average, a heat pump can generate 4.8 kW of heat or chill (depending on needs and season) from 1 kW of energy input per year. In summer season, for example, a heat pump with 1 kW of energy input supplies the house with up to 6 kW of energy for heating domestic hot water and for the house cooling system.

Yes, each model of budiHOME is equipped with a recuperation system, ensuring constant ventilation in the building. Additionally, the ventilation system in each house has been upgraded with an anti-smog filter.

Mechanical ventilation with recuperation supplies the house with the optimum amount of fresh air and removes polluted air. It is characterized by the ability to regulate the air volume supplied to the building, regardless of weather conditions, so that the user can control it and influence its intensity, as opposed to the gravitational ventilation system. The advantage of mechanical ventilation system is the capability of heat recovery. This reduces heating costs and improves the quality of air and thus the comfort of living. Additionally, the recuperation function in the budiHOME houses is equipped with an anti-smog filter. The Recuperation function is controlled by a convenient mobile application. No, photovoltaic panels are an optional choice for home configuration. They are available in the NF40 zero energy package or in the WT 2021 package with an additional choice of photovoltaic system.

The solar radiation hits the photovoltaic panels, producing energy in the form of electric current (DC), which is converted into alternating current (AC) by an inverter. It is placed in a suitable location - in the case of budiHOME house on the roof of the building - and is connected to the electrical switchboard, which in turn is connected to the power grid. The photovoltaic system operated jointly with a heat pump consists of photovoltaic panels, an inverter and units for communication with the heat pump. The system operates with the highest efficiency when the heat pump compressor and other equipment in the building use the highest possible amount of solar energy. Such a solution gives an option to create a house without electricity costs.

In the budiHOME H1, H2, V2 and V3 house models a 6kW photovoltaic system is installed, while in the case of the V1 house it is 5kW. The photovoltaic panels are an optional choice for home configuration.

Each of the devices can be controlled individually, but there is one mobile application available in budiHOME house, which allows for quick and convenient operation of the heat pump, recuperation and photovoltaic system. In this way, everyone can adapt in 100% the entire heating and cooling system and energy consumption to their individual needs. This allows to avoid unnecessary energy losses and takes advantage of the cheapest rates. It is possible to set the operating time of the devices and use holiday mode, for example. The application also facilitates monitoring of energy consumption or equipment operation.  

Yes, because every house is equipped with a heat pump with recuperation function. 

In each budiHOME house there is a ceiling surface heating/cooling system installed. The heat is distributed from the top of the rooms and radiators are not necessary, which saves space and works in favour of the decor.

Radiation heating and cooling gives a more natural effect and evenly distributed heat and chill throughout the room. It is also an environment-friendly and health-oriented solution. The heat stays in the room for a longer time, so no additional heating is necessary. Meanwhile the fact that surface heating, as opposed to spot heating (e.g. radiators), does not carry dust and dirt in the air and does not dry the air is beneficial and important for allergy sufferers and sensitive people.

No, because air conditioning system is not necessary. The house has a cooling system with a recuperation function. This allows us to achieve comfortable conditions with environment-friendly solutions that are natural and better for health than air conditioning system.

Yes, each of our houses has a hermetic socket for charging an electric vehicle in the package (and at no extra cost). It is installed outside on the facade of the house or in the garage, if the house is equipped with a garage. 

The anti-smog filters are installed at the supply and exhaust vents with recuperation function.

In budiHOME houses the anti-smog filters with a density of 2.5 PM are installed. This implies that they filter dust that consists of particles up to 2.5 μm in diameter.

Each model of the budiHOME house has a highly developed and optimized boiler room module as standard equipment. It is a room professionally prepared to be located inside the house. It is perfectly soundproofed, so even the proximity of the bedroom is not a problem. The module's finishing standard are the walls painted white and the floor lined with tiles.

After reporting your desire to buy a house in the customer panel, we send a preliminary contract in an electronic version. It should be signed and sent back free of charge by courier in 4 copies. With this contract, the customer goes to the bank and the authority and applies for a loan and a building permit. Once the building permit has been granted, the customer signs a sales contract, which is followed by the order execution and installation.

When signing the contract the Customer should prepare the following documents:
a)  building permit,
b)  land development conditions decision.

     Right after construction completion it is required to Notify about construction end. Formally speaking to complete house construction, the District Construction Supervision Inspector should be notified. The Supervision Inspector has 21 days from the date of filing to raise an objection. 

Unfortunately, we do not deal with documentation. We are not an expert in this field, we would rather focus on what we specialize in, namely construction. This is the only aspect that the Customer has to take care of. Choosing budiHOME house, the Customer saves time on numerous other duties, such as choosing a design office and design, looking for subcontractors or selecting appropriate equipment. 

The time to receive a finished house depends on the process of obtaining a building permit and possibly the decision on granting the loan facility. However, it may take only 30 days from the receipt of the building permit to the completion of your house construction by our team.

The Customer must prepare the required documents and obtain building permits. It is also on customer side to raise a loan, if required. If the Customer has not chosen the foundation option, it is also on his side to find a subcontractor who will lay the foundations. 
 

We make foundations for the house and for the terraces or garages. However, this is not a standard procedure and we are open if the client wants to make the foundations on his own. 
 

It is assembly from wheels, using a special crane and with a very small assembly team consisting of 2-3 people. The assembly process lasts from 7 to 14 days.

The Configurator allows you to choose a house model, location, finishing standard, type of facade, standard of windows, roofing and one of two energy packages. You can also choose elements that are not standard, i.e. a terrace, photovoltaic system (except for the NF40 package, where it is standard) and a garage and/or car-park in different configurations.

The range of possible individual changes is described on the page "Design customization". These additional changes were developed by our architects and engineers and can be implemented. Since each, even the smallest modification involves different changes (for example in the wall thickness), only in this way the same high energy efficiency of the building will be maintained. Therefore, it is not possible to make changes "on your own". Our houses have been optimized to 5 models that we have in our offer. When you buy one of the budiHOME houses, you can be sure that the house has been brought almost to the ideal level in terms of functionality, ecology and microclimate. You can also choose additional options and external appearance by configuring your house design using our Configurator.
 

No. Significant modifications to the project are not possible. Our houses have been optimized to 5 models that we have in our offer. Interference with the project may cause, for instance, a decline in energy efficiency. No. The resignation from some elements in the house standard is not possible. However, some elements, such as a garage, car-park, terrace or photovoltaic system are optional.

According to the regulations based on the amendments to the Energy Performance of Buildings Directive, which were adopted on 18 May 2010 by the European Parliament, all buildings erected in the European Union have to meet the requirements for low energy demand. Therefore, on January 1, 2021, the "Construction Law" in Poland will be amended to comply with the restrictions that will reduce the heat transfer coefficient for houses and thus make them more environment-friendly.

Key requirements the building will have to meet include:

• heat transfer co-efficient for the roof at a level equal or lower than 0.15 W/(m2*K),
• heat transfer co-efficient for the external walls at a maximum level of 0.20 W/(m2*K),
• heat transfer co-efficient for the floors equal maximum to 0.30 W/(m2*K),

The WT 2021 standards will apply to all investors and construction companies that will erect buildings after 1 January 2021. It is necessary for architects to adapt the design to more stringent requirements.

Yes, each budiHOME prefabricated house complies with the WT 2021 standards. Moreover, all houses are available in two energy efficiency options: WT 2021 and NF40. When you choose a house compliance with the NF40 standard, you will receive a house whose unit heating energy requirement is equal to or lower than ≤ 40 kWh/(m2*/year).

The NF40 is an energy efficient house standard with a unit heating energy requirement is equal to or lower than ≤ 40 kWh/(m2*/year).

Yes. There are two energy-efficiency packages to choose from: WT 2021 and NF40. After selecting the NF40 option in the configurator, the customer receives the NF40 standard house.

The NF40 package secures lower energy consumption. This is due to differences in characteristics and technologies used.

The specific energy demand of such houses for heating purposes is equal to or lower than ≤ 40 kWh/(m2*/year).
 

The house in the NF40 zero energy package also has a photovoltaic system, which generates clean energy, so the energy demand from the power grid is zero.
